RERA Guidelines

1. Purpose

These RERA Guidelines explain the responsibilities of developers, promoters, agents, brokers, owners, and other Users who publish or interact with property listings on Marble Keys.

The purpose of this page is to promote lawful and transparent listing practices in line with the Real Estate (Regulation and Development) Act, 2016 (β€œRERA”) and applicable state-level requirements in India.

2. Platform Role

Marble Keys operates as a property listing and discovery platform. Marble Keys is not a developer, promoter, allottee representative, or real estate regulator. Users remain solely responsible for ensuring that their listings, disclosures, representations, and dealings comply with applicable RERA obligations and other laws.

3. Who Must Comply

The following Users are expected to comply with applicable RERA requirements:

  1. Real estate developers and promoters marketing projects for sale.
  2. Real estate agents and brokers advertising or facilitating transactions.
  3. Project representatives, channel partners, and authorised sellers.
  4. Owners or entities listing properties where statutory disclosures are applicable.

4. Mandatory Listing Disclosures

Where applicable, Users must ensure that listings contain complete and accurate disclosures, including:

  1. Valid RERA registration number of the project, promoter, or agent, where required.
  2. Correct project name, developer name, and property location.
  3. Accurate unit details, carpet area, configuration, and pricing information.
  4. Status of approvals, possession timelines, and other material project details.
  5. Any other disclosures required under applicable state RERA rules.

5. Accuracy of Advertisements

  1. All listings, banners, brochures, descriptions, and promotional statements must be truthful and not misleading.
  2. Users must not make false claims regarding approvals, registration, pricing, possession dates, amenities, or legal status.
  3. Images, floor plans, and project visuals must not be used in a manner that materially misrepresents the property or project.
  4. Any promotional offer or project promise must be capable of substantiation by the listing party.

6. Agent and Broker Responsibilities

  1. Agents and brokers must hold valid registration where required under applicable law.
  2. They must not advertise projects or properties in violation of RERA or other applicable legal requirements.
  3. They must disclose their registration details wherever required by law.
  4. They are responsible for ensuring that all information submitted through their account is current, accurate, and lawful.

7. Developer and Promoter Responsibilities

  1. Developers and promoters must ensure that project advertisements comply with applicable RERA requirements.
  2. They must not market projects requiring registration unless such registration has been duly obtained, where legally applicable.
  3. Project information, approvals, plans, timelines, and specifications must be presented accurately.
  4. Material changes affecting buyers or Users should be updated promptly on the Platform where relevant.

8. Prohibited Conduct

Users must not:

  1. Post a project or property with false or fabricated RERA numbers.
  2. Claim that a project is RERA-approved or compliant when it is not.
  3. Hide or omit mandatory disclosures that may mislead buyers or tenants.
  4. Use deceptive language, false urgency, or manipulated content to influence Users.
  5. Impersonate a registered agent, promoter, or authorised representative.

9. User Verification and Due Diligence

Users are strongly encouraged to independently verify project registration, agent registration, approvals, title status, and related legal details through the relevant official state RERA authority and other appropriate legal or professional channels before making any purchase, booking, sale, or rental decision.

10. Platform Enforcement

Where Marble Keys becomes aware of apparent non-compliance, it may take steps including:

  1. Requesting clarification, registration details, or supporting documentation.
  2. Editing, restricting, unpublishing, or removing listings.
  3. Suspending or terminating accounts involved in repeated or serious violations.
  4. Responding to complaints, notices, or lawful directions from authorities.

11. No Legal Advice

These guidelines are provided for general platform compliance and informational purposes only. They do not constitute legal advice. Users should obtain independent legal or regulatory advice where needed for their projects, listings, transactions, or advertising practices.

12. Reporting Non-Compliance

If you believe a listing or user is misrepresenting RERA registration, project status, approvals, or other material legal information, you may report the matter to gazelleinternet@gmail.com with relevant details and supporting evidence.

13. Policy Updates

These RERA Guidelines may be updated from time to time to reflect changes in law, compliance expectations, or platform operations. Continued use of Marble Keys after updates are posted constitutes acceptance of the revised version.
